What is a measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they tour the property, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total square footage of the home and the overall layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Disputing real estate taxes

Tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unverified — which means you may be paying for more space than you own! Unless an appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your home on the market

A home measurement service can secure a fair price for your property. Square footage is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any renovation that may have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that correctly reflects market value, we recommend asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tool to attract potential buyers because they can see the layout and attributes of the house before and after touring.
